If you’re considering a change of location or moving house next year, Richmond’s property market has a lot to offer, says Matt Thompson from Savills Richmond

There is something for everyone in Richmond, with a wealth of history, excellent schools, a large selection of shops and restaurants and wide open spaces. Of particular note is the spectacular view from the crest of Richmond Hill and the sprawling delights of Richmond Park, a complete release from city life and the perfect place to have a Sunday pre-lunch walk . Easy access to central London and Heathrow airport are also key draws for British and international buyers.

Over the past 12 months, property prices in Richmond have risen by 10%, with UK and Western European buyers dominant across all price brackets. Nearly 90% of buyers are looking for their main residence in the area, with 60% upsizing, often from areas of prime central London such as Knightsbridge and Chelsea.

Looking ahead to our five year forecast, assuming no mansion tax is introduced, Savills Research predicts price rises of 20% by 2019. There has been some uncertainty in the market place over the last three months but properties priced accurately are being agreed on all levels of the market.

Richmond has a great reputation for exceptional state and independent schools, including King’s House, Old Vicarage and The Vineyard. Slightly further afield are the superb Tiffin’s Boys and Tiffin’s Girls in Kingston, Kingston Grammar School and Lady Eleanor Holles and Hampton School in Hampton. The German School in Ham and Marymount in Kingston cater for international buyers.

Furthermore, Richmond offers a great selection of property for buyers to choose from, with elegant Victorian townhouses, Georgian mansions and stylish new build apartments all available.
