Property of the Week: The Masefield, Maida Vale

The Masefield in Maida Vale is Westminster City Council’s first self-build residential development, created to help fund its affordable housing programme 

Westminster City Council has embarked on an ambitious development programme to provide much-needed new homes across the borough, generate funding for new social and affordable homes, rejuvenate existing neighbourhoods and provide new community facilities.

Pivotal to this project is the launch of The Masefield, the council’s first self-build residential development, property sales from which will also fund a new 84-bed care home.

Named after revered local resident and UK poet laureate, John Masefield, the development will include 31 high quality apartments over five floors, creating a vibrant new community in this leafy west London enclave.

Built on the former pupil referral unit on Shirland Road in the Maida Vale Conservation Area, The Masefield consists of one, two and three bedroom apartments and duplexes – all with access to private outside space and bicycle storage.

Designed by PRP Architects, the modern open-plan homes, located behind the world-renowned BBC Maida Vale Studios, has large windows, inset private balconies and intricate stone detailing to complement the existing Victorian housing.

Inside, each apartment and duplex has been designed to maximise space and light, with oversized floor-to-ceiling windows and open-plan layouts leading onto large, private balconies or terraces.

Generously-sized bedrooms come with built-in wardrobes, kitchens include a selection of Siemens integrated appliances, white quartz worktops and oak wood flooring, while family bathroom and en suites feature Villeroy & Boch sanitaryware and underfloor heating.

‘As part of this scheme we are also creating 84 extra care spaces, tackling one of our biggest challenges in Westminster.’

The vibrant Maida Vale village offers plenty of outdoor spots, including the 27-acre Paddington Recreation Ground, just moments away, strolls along Regents Canal or Little Venice, independent and high street shops, artisan eateries and local pubs.

The Masefield is also within walking distance of excellent schools including Essendine, Ark Atwood and St Saviours primary schools, while secondary schools including Paddington Academy, Westminster Academy and St Augustine’s are all less than one mile away.

Plus, when Crossrail finally launches, The Masefield will be 15-20 minutes away from Heathrow Airport from Paddington.
