In terms of style, there has certainly been a shift in applicants’ expectations of property condition over the past year or so. Historically, landlords have tended to cut corners and ‘do the minimum’ required to rent their property out. However, the past few years have seen the market flooded with rental investment properties, so tenants have been able to be more choosy and as a result have come to expect more from their rental properties. Landlords should equally realise that their tenant is more likely to treat the flat like their home, and stay longer, if the property is initially provided in good condition.
Presenting the property well is also proven to significantly reduce the lengthy void periods that have been so costly to landlords in recent years.
